Busy start to the lettings market in 2020

At Gibsonhoney we have had a great start to the New Year on the lettings front, please read our full blog to find out our thoughts on how the market is now and where it could potentially be heading....

We delighted to say that we have seen a very busy start to 2020 on the lettings front. Enquiry and viewing levels, perhaps surprisingly given that we are in lockdown, are generally very high and we have secured tenants for most of our properties within several days of marketing. As a result, we are urgently in need of all types of property to satisfy this demand.

Going forward, we expect demand to remain fairly constant. However, it is of course possible that the impact of Covid on businesses and the knock on effect of unemployment (particularly once furlough schemes come to an end) will start to affect tenant’s affordability in the coming months. Our focus, as always, is finding the right tenant for every property. Thorough vetting and a detailed appraisal of every potential tenant’s circumstances remains the fundamental key to any successful let, and this is proving to be vital more than ever in these uncertain times.

If you are currently a landlord, or perhaps exploring the options of letting a property, we would be delighted to talk to you and guide you through the process. Please feel free to contact our experienced lettings team - 01895 625999 – lettings@gibsonhoney.co.uk.

Landlords will absolutely retain the right evict tenants who breach their tenancy. However, the Renter's Rights Act does require landlords to be far more diligent in their record keeping, communication and compliance, as possession claims will now rely on evidenced based grounds.

With mortgage rates steadier and spring listings emerging, March 2026 offers buyers a balanced window before peak competition intensifies.
