Buyers - Why it is not a good idea to offer on multiple properties.

Buyers - Why it is not a good idea to offer on multiple properties.

We have noticed a trend recently where buyers offer on multiple properties at one time, this is why it is not a good idea......

As an estate agent, when a buyer tells us they are offering on more than one property at the same time, we are automatically concerned with actually how serious they are as a purchaser. What happens if they have more than one offer accepted, which way will they go, will we then have to contact our client with bad news, when we have just given them the good news of an offer?

An element of trust has to be in play when buyers are making an offer. Our advice is to make sure you are serious about the property before you commit to offering. If you are unsure, then go for a second viewing first, don't make an offer, then book your second viewing in so you can confirm whether you are interested in the property or not.

Making offers if you are not fully committed makes agents question the buyers credibility, and this will always be considered when we are discussing offers with our clients.

More households are reassessing space in early 2026. If your home feels tighter than it once did, this spring may offer the right conditions to move up.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.

April is a good time for buyers to focus on readiness rather than guesswork. In a market where choice has improved but confidence remains mixed, being organised can make all the difference when the right home comes along.

For tenants, April is a useful point to pause and plan. With rents still rising across the UK and the first phase of rental reform approaching in England, this is a good time to review your budget, renewal options and next move.
