Getting the best price for your property.

We all want to maximise what we achieve for our property, but what is the best way to do this?

1. Price it right. The most important part of selling a home is setting the right price. Price your home to be competitive with similar homes in your area. Research what other homes have sold for in your neighbourhood and use that information to determine your asking price.

2. Stage it properly. Make sure your home looks it's best, by staging it properly. This means de-cluttering, adding a fresh coat of paint if needed, and making any necessary repairs. You want your property to make a great first impression on potential buyers, especially in a competitive market.

3. Use professional photos. Make sure your agent uses professional photographs, as they are essential for selling a property for the best price and grabbing potential buyers attention when they are scrolling property websites.

4. Target the right buyers. Your agent should be using targeted marketing and advertising. They should have a mailing list for your property, use email campaigns, social media, a presence in the High Street and obviously use websites such as Rightmove.

5. Utilise open houses. Open houses are a great way to get potential buyers through the door and showcase your home. Talk to your agent about this and on the day, make sure the house is clean and inviting for visitors.

6. Negotiate. Who is doing the negotiation on your behalf, how much experience have they got and do they have a track record of selling property for the best possible price?
