How do Gibson Honey find the perfect tenant?

Finding the right tenant for your property is the fundamental key to any successful let. At Gibson Honey, we believe that it is our diligence and attention to detail when selecting and vetting tenants that sets us apart from other agents and this is why our landlords are able to place their full trust in us.

Our tenant vetting process starts from the very first interaction, when all potential applicants are initially assessed according to their circumstances and criteria. This information is continually checked and expanded upon, at each further interaction and viewing, so that even before an offer is made, we have already started to build a profile and have significant information to hand.

Once an offer is made, this information is used and checked in conjunction with the answers provided via a detailed application, in order to present a comprehensive tenant profile to our landlord. This enables our landlord to gain a full understanding of the tenant's circumstances and most importantly, to make an informed decision as to whether or not to proceed further.

Once formal referencing starts, we employ the most stringent referencing procedure, carried out by independent experts, which crucially, is cross- checked with further income and expenditure checks in order for us to confirm the tenant’s personal and financial circumstances and their credit worthiness.

If you are considering entering the letting market, then now is the time to talk to us. Please do get in touch with any questions that you may have.

Searching for the right home can be overwhelming. Use this practical checklist to stay organised, confident and ready to act when the right property appears.

After a subdued end to 2025, the first quarter of 2026 has quietly rebuilt confidence in the housing market. March may be the strategic launch point sellers have been waiting for.

Landlords will absolutely retain the right evict tenants who breach their tenancy. However, the Renter's Rights Act does require landlords to be far more diligent in their record keeping, communication and compliance, as possession claims will now rely on evidenced based grounds.

For tenants, April is a useful point to pause and plan. With rents still rising across the UK and the first phase of rental reform approaching in England, this is a good time to review your budget, renewal options and next move.
