An obvious conundrum when selling is choosing the correct asking price and it is understandable that you will want the very best price for your home. However, it is never wise to instruct an estate agent simply because they recommend the highest price, because although tempting, it could be a deliberate attempt to gain your instructions on a long term contract.
When an estate agent provides you with their valuation, you must ask yourself how they came to their conclusion. Where is the evidence that this price is correct? Will your property look expensive compared to similar properties in the area? If so, will potential purchasers lean towards your competition rather than your home?
